Jurong Resale HDB Prices
The resale prices for Jurong HDB have dipped since the peak recorded in 2013 until a reversal trend was seen in the second half of 2020. Jurong being a fairly mature estate contains older HDB flats whose values have declined in tandem with the remaining leases. There will be the occasional upward swing in prices as pockets of BTOs reach their MOP eligibility and sellers decide to upgrade or relocate.
The resale prices for 4-room and 5-room Jurong HDB flats are among the lowest in Singapore, this has made it affordable for those who need their own home urgently.
As the world learnt to cope with the pandemic in 2020, the COVID measures resulted in construction delays of new homes that led to many existing owners holding off the sale of their flats. This caused a shortfall in the resale supply to meet the high demand from buyers who wanted larger homes and those who preferred to own instead of rent.
