1. Location
This new Jurong West BTO development is situated in a fairly developed neighbourhood near the Yunnan landed enclave. Residents can enjoy the host of amenities already in place such as the recreation activities in the sports and recreation centre and community club to food options at nearby coffee shops. There is also a good supply of primary and secondary schools for children and of course a top tier university, NTU. JurongPoint and the Boon Lay MRT and Interchange is only one MRT stop away for your weekend shopping while if you are working in Jurong, you can hop on the train to get to Joo Koon or Jurong Gateway as well.
2. Price
In our opinion, this Jurong West BTO development is attractively priced because there are more older resale flats in the vicinity which help to average down the prices. As the newest development in this area and its close proximity to NTU, it is expected to do well in the resale market once it reaches its 5-year Minimum Occupation Period. Additionally if we compare it to the Kallang / Whampoa BTO in the same launch, the 4-room flat costs almost $300K (ie: $523K vs $257K excluding grants) more than Jurong West Jewel! Hence, it depends if you value a home close to town at such a hefty premium or if you prefer to save the difference and be able to pay comfortably for your house.
3. Future Demand / Developments
Under the URA Masterplan, Jurong’s transformation will be completed by 2040 with some exciting stuff such as the Tuas MegaPort, Jurong Lake Gardens, a tourism cluster near Chinese Garden MRT, Jurong Gateway, Jurong Region MRT Line and the HSR Terminus (currently suspended). It is not often that we see a town that is being comprehensively transformed other than the success of Sengkang / Punggol. We are already witnessing the progress of Jurong Gateway and Jurong Lake Gardens and there is so much more in store especially when the HSR is able to proceed.
